You then get a minimum of 14 calendar days to study it before you can legally commit to anything. That waiting period is there for your protection.

The FTC explains that Item 19 gives you real numbers from real franchise locations. If a brand does not include Item 19, use caution and ask them why.
Item 20 lists current and former franchise partners, along with their contact information. The FTC recommends reaching out to as many of them as possible. Why Update FDDs Every Year?
Here is something many prospects do not realize: An FDD is a legal document but not a permanent document. Every franchisor is required to update their FDD annually, and they must also update it within the year if something material changes. That means the FDD you received last fall may already be out of date.
Franchisors refresh their FDDs to reflect new financial statements, updated fee structures, added or closed locations, and any new legal matters. This required annual update is a feature, not a bug. It protects you as a prospective franchise partner because it keeps all legal information current.

Once you have a feel for the brand, work through the remaining items with a franchise attorney at your side. A good attorney with franchise experience can flag anything unusual and help you understand what questions to bring back to the franchisor.
